Taskforce Update Oct 5 Communications

Dear Members,
It is just over two weeks since 273 of you participated either in person, or by proxy, at the 18 September SGM, at which Task Force appreciated your support and acknowledgement of our work on behalf of the Club thus far. Given the elapse of time, and also the commitment made at the meeting to communicate more frequently with Members, Task Force has compiled this brief update of redevelopment project-related activities, since the SGM, which may be of interest to Club members.
Land Purchase
The Club’s solicitors have now drafted the sales contract and forwarded it to the vendors’ solicitors. Feedback thus far has been generally positive, and contract finalisation is on track. The required title survey to formally define the boundary of the (now) extended parcel of land – to house the 18 hole Masterplan course – is taking place this week.
Sales & Marketing
The next Sales and Marketing campaign commences this month with five Stage 3 & 4 lots due to be auctioned on 19th November. We have good news to hand, in that we have already sold in advance one Stage 3 lot, and also have two other Stage 3 sales awaiting contract finalization. The campaign will continue to focus on the directions created last year, featuring Old Lonsdale as the locale while building on the LIVE LOVE LONSDALE theme featured across a wider range of leading media, including regional TV, regional and local press, realestate.com and websites for the local agents and the Club. The second auction is planned for the January 2017 long weekend and the final one is scheduled for Easter 2017. This will complete the 22 lots on offer across Stages 3 & 4, which, on a positive note, provide greater variety in both size and alignment of the offered lots, when compared with Stages 1 & 2.
Maintenance Facility
Members will probably have noticed that work has commenced on the new Maintenance facility in Gill Road with Greg Monahan undertaking the tree removal and the initial earthworks. The construction of the building has been let to a local contractor – GalFrame. They will commence preparation for the concrete ground slab over the next couple of weeks with the objective of pouring the slab by the end of October. This will then be followed by the assembly of the structural steel frame of the building itself.
X-Golf
The X-Golf simulator system is proposed as an alternative (all weather) golf teaching and practice facility, especially given the interim closure of our practice fairway. The availability to purchase three simulator units has been confirmed from Drummond Golf in Melbourne. Subject to final costings, these units are proposed to be located in an extension to be built at the southern end of the existing ProShop. The design of this extension is now being considered, including the obtaining of a Town Planning Permit from the City of Greater Geelong.
Future Updates
A further update from Task Force is planned for later in October, and starting next week both Task Force and Club Administration will be displaying project plans and photos of interest to members – in the alcove at the southern end of the Clubhouse.
